Why Landlords Need a Gas Safety Certificate

All landlords must ensure that their properties have an active Gas Safety Certificate (CP12) in place. This certification shows that an engineer has examined the safety of all gas appliances and flues within a property.

Gas Safe engineers all carry the same ID card, which is a photo. You should request to verify it prior to any work that is carried out on your property. This card confirms an engineer's registration on the Gas Safe Register.

Safety Certificates

Gas safety certificates, sometimes referred to by the acronym CP12, are official documents that confirm the safety of your gas appliances. It is issued by a registered gas safe engineer and is a crucial legal requirement for landlords and the owners of B&Bs and hotels. To prevent dangerous accidents, it is recommended that homeowners have a gas safety inspection carried out by a qualified tradesperson each year.

The CP12 can be used to confirm the evaluation of all gas appliances and equipment that are on your property by a skilled and trained engineer. They will scrutinize crucial data and determine if or whether the installation is operating properly and is in compliance with required safety protocols. They will also examine the safety of fireplaces and flues.

The engineer will then correct the problem and note it on the CP12. They will then issue a revised version of the certificate to confirm that all gas equipment is safe for use.

Gas safety certificate milton keynes are legally required to arrange annual inspections of their non-domestic property gas appliances and flues according to The Gas Safety (Installation and Use) Regulations 1998. Failure to do so could result in substantial fines or penalties.

During the inspection, the engineer will test all appliances within the property along with their connections and flues. They will also assess the condition of the pipework and any other gas-related installations such as the boiler. They will also record the findings on the CP12 which is required to be provided to tenants within 28-days of the inspection.
